Petoskey Pointe Construction Update

Several readers have asked for an update on the Petoskey Pointe Project. Over the past couple of weeks, underground utility upgrades/improvements to accomodate the project have been substantially completed.

According to Petoskey City Manager George Korthauer, a timeline for building construction on the Petoskey Pointe project has not yet been established, although developers have a county-issued permit to begin foundation work when ready.

The Petoskey Point Project has continued to garner its share of controversy. The most recent being the apparent use by the developer of botched environmental test results to obtain $4.5 million in brownfield redevelopment tax credits from the state. In its tax credit application, the developer reportedly indicated that 10,000 cubic feet of contaminated soil would need to be removed from the site. As it turns out, supposedly only 200 cubic feet of contaminated soil existed on the site. Speaking through her spokesperson, Governor Granholm has apparently expressed her desire that the circumstances surrounding the granting of the tax credit be reviewed by the Michigan Economic Development Corporation.

Where is Petoskey Pointe? We've spent our last two summer vacations at Bay Harbor. You live in such a beautiful area.

We've taken our vacations at Bay Harbor for the last few years. Petoskey is wonderful. I did not know anything about this project until you wrote about it.

Sorry for the delayed response, but I thought I would answer your question about Petoskey Pointe for the benefit of anyone else who may be curious. Petoskey Pointe is located at the entrance to Petoskey's downtown off us US 31, between Mitchell and Lake Streets. The site has been vacant for probably 15 to twenty years. It was previously occupied by a car dealership (Petoskey Ford), the Gaslight Cinema (movie theater), Northern Office Supply and a couple other smaller buildings. I would equate its location to the big brick building in Birmingham between Old Woodward and Woodward just North of 14 Mile (if memory serves). Do you remember the Old Woodward Grill? It used to be on the ground floor, with parking and apartments or condos above. Kind of the gateway to the downtown.

Petosky Pointe's environmental problems appear to be another example of bad consultants

In this case, having "bad" consultants actually resulted in a windfall for the developers, at taxpayer expense.

Any news on the project?

I have heard that the utilities have been placed and the road reworked after utility work.

I understand that verticle construction has yet to start though.

No news lately. Based on articles in the paper, it appears as though the developers are still trying to line up financing. With the contraction in the credit markets, who knows if that will happen.

There was supposed to be some new news coming out correct? I contacted the person listed on the P.Pte website and he responded with a "yes" as to the project moving forward. I hope to hear of some movement on this shortly. I heard that the foundation would be in place by snow and structural steel starting in the springtime. I hope that Petoskey's pestige isn't harmed by all of this.
